How does a Pre-design and Design Phase contribute to the Construction Project?

When a professional construction consultant commences the work on a project, the entire process of delivery is divided into categories. This is performed to create a streamlined flow of work. However, another vital element for the categorization is that every stage, known as the project delivery phases, has a set of benefits.

In this article, we will reflect on the contribution of pre-design and design phases and what value they add to the entire construction process.

1.Pre-Design Phase

The pre-design or the planning phase incorporates the function, purpose, scope, size and economics of the construction cost estimator project. The most critical and crucial phase of the entire process, pre-design phase which defines the success or failure of the entire project.

The pre-design tasks that encompass the defining, detailed and managed are:

  • Project program details that may include defining a blueprint of various elements of the project. The elements, usually are, initiation of the construction project, planning how to proceed, executing the project according to the plan and closure of the project.
  • Financial feasibility assessment which includes the over budget of the construction project and financial.
  • Assessing and selecting the construction site, which incorporates the verification of land use.
  • Assessing the government constraints that might later cause issues in the project.
  • Rating the land and its appropriateness on the sustainability scale.
  • Selecting a design team

Identifying these aspects at the pre-design phase gives a transparent view of what the owner can expect from the construction project in terms of economics and physical output.

2.Design Phase

Upon getting the architect’s go ahead on the building-design, the design phase begins. In most projects, a design team would consist of architect, landscape architect, civil-structural consultants, and mechanical, electrical, and plumbing (MEP) consultants. This might vary a little for complex construction projects.

A design phase constitutes a total of three stages that add value to the entire construction project:

  • Schematic design stage

The schematic design stage gives a shape to the project through several design options that eventually lead to the best feasible design. However, even a well-defined schematic drawing with simulation models is not enough to commence the construction of the project, but merely a transparent communication of design elements to the owner, which in itself lays down the foundation for the consequent stages.

  • Design development phase

Design development phase focuses on the decision-making aspect of the project. This stage incorporates the constructable solutions for the entire structure as per the developed design.

  • Construction document stage

Primarily focusing on the documents of the construction project design, this stage includes the architects and consultants working in close conjunction for creating documents such as construction drawings and its specifications.

Dunvei Construction consultants are RICS regulated quantity surveyors providing cost advice for all types of construction projects. We are one of the best construction estimator consultants providing services for pricing documents for building contractors. We as construction cost consultants in Sydney, understand the need of value addition to the construction project and deliver it by limiting financial and commercial risk through effective cost planning, budget control and procurement from project inception to completion.
